This is a traditional 130 year old brick built farmhouse in Abruzzo where originally the upstairs would have been the family accommodation accessed via the outside staircase, while any livestock was housed below.
Having been inspected by a Geometra who confirmed the farmhouse and roof are sound and without any critical defects, whilst quite a lot of superficial restoration has already been carried out no major structural work is required to make it habitable
Water and electricity are already on site via underground cable and piping and there is also planning approval for an outdoor swimming pool in the grounds.
It has exposed timber beams upstairs that were replaced together with the new pan tiled roof by the previous owner twenty five years ago and traditional arched ceilings on the ground floor. Together with the original terracotta tiled floors there are doors opening onto two balconies on the first floor.
An Option For Refurbishment
This is only one option we considered which would simply convert the farmhouse to a four bedroom family home and, as there are no external structural changes, then no planning approval would be required.
The Garage
This is for sale as a "Garage" simply because we registered it as the majority of the native Italians do in the area "The Italian Way". In order to pay as little tax as possible a Garage is considered to be uninhabited and therefore no equivalent to council tax is due. This is despite everyone in the area knowing we live there and because everyone else does the same thing.
Built to stringent building regulations in 2008, the "Garage" is traditionally styled with a pan tilled roof, with fully fitted built in kitchen and appliances and open plan sitting room, large double bedroom and fitted bathroom with large walk in shower, basin and bidet.
